Durham County, North Carolina – 2008 Third Quarter Residential Real Estate Sales Report -- Your Real Estate Questions Answered (Part Two)

 

Durham, North Carolina...The City of Medicine...is a great place to live!

 

BusinessWeek recently named Durham, NC the third best city in the USA to ride out the recession. Durham, which is part of the Research Triangle area, is home to Duke University and Duke University Medical Center. It is also home to North Carolina Central University. The world-famous Research Triangle Park is located on the southern side of Durham County...between Chapel Hill and Raleigh...forming the Triangle area.

 

 

While the national real estate market is continuing to suffer, the Durham market is holding strong. The following charts show important statistics regarding the third quarter real estate sales for Durham County.

 

This first chart indicates the average list prices for Durham County homes for the third quarter of 2008...as compared to the third quarter prices of 2006 and 2007.

 

 

The following chart shows the average days on market for the third quarter of 2008...as compared to 2006 and 2007. As you can see, there is almost no difference in the days on market for closed sales.

 

 

This next chart indicates the number of sellers who reduced their list price during the listing period. In 2006, only 663 sellers dropped their price...as compared with 918 in 2008. This chart is clear evidence that price is the key factor in selling your home during in this market.

 

 

In the third quarter of 2008, 829 homes in Durham County were reported as having a pending contract. That number represents a 27% drop in pending contracts from 2006 and a 21% drop from 2007.

 

 

Are buyers looking at homes in Durham County? ABSOLUTELY! The following chart reveals the total number of third quarter showings on listed properties for 2006, 2007 and 2008. Showings are down by about 30% from 2007 and 21% from 2006.

 

 

This final chart indicates the months of supply (based on the total number of available listings and number of closed sales) for Durham County. Again...the Durham County market is holding strong. There is an increase in months of supply, but it is certainly much better than the national averages.

 

 

Last, but certainly not least, the following chart indicates the total number of closed sales during the third quarter for Durham County. 2008 third quarter sales are down 34% from 2006 (our best real estate year in recent history) and 26% from 2007.

Deshonesto REALTOR®…Se le remueve su Licencia de Bienes Raíces... Encuentra nueva carrera como Prestamista! (Si esto no te molesta… NADA LO HARA!)

Tenía aproximadamente un mes como REALTOR® cuando Guadalupe vino a mi oficina un Lunes en la tarde. Al alzar mi mirada vi a esta pequeña mujer parada en la entrada de la puerta. Daba la apariencia de estar cargando algo pesado en sus hombros. En tono de pena me pregunto si hablaba español, y cuando respondí… “claro que sí”...su cara se alegro. Le pregunte de que manera podría ayudarla.

 

Tres horas después ella seguía en mi oficina. Derramando lagrimas, ella me conto su historia… una historia que muchas personas encontrarían difícil de creer. Y aun cuando ella me contaba su historia  parte por parte, cada vez ella se inclinaba para sacar de su bolsa algún documento que soportara lo que me estaba contando… como esperando que dudara de ella.

 

Guadalupe y su esposo habían trabajado, ambos por un periodo de 10 años, para poder ahorrar dinero y comprar lo que sería su primer hogar ( foto a la derecha)… una casa pequeña de 3 cuartos, en un buen sistema escolar, la cual compraron por $100,000. Por cinco años estuvieron viviendo en esta casa, con sus dos hijos… siempre pagando a tiempo y haciendo pagos extras, cuando era posible. Guadalupe me dijo que a ella no le importaba trabajar duro… constantemente en su trabajo… soñaba con la hermosa casa que tendrían 'algún día'.

 

Guadalupe y su esposo habían contemplado, por meses, vender su casa y comprar una más grande. Un día… al salir de un centro hispano local, ellos fueron acercados por hombre y una mujer, muy bien vestidos. La pareja estaba distribuyendo volantes en español, promocionando sus servicios de bienes raíces. Guadalupe y su esposo asumieron que el centro hispano les había autorizado repartir la información y por lo tanto eran de confiar. Ella me dijo, “Elizabeth, ellos se miraban tan profesionales y buenas personas.”

 

Ella me explico que el caballero no hablaba español, pero que la dama (su novia) hablaba un poquito. Ella me dijo que ellos vinieron a su casa con un montón de papeles para que los firmaran… que confiaran en ellos. Cuando Mr. REALTOR®  les dijo que su casa tenía un valor de $130,000… ellos se emocionaron. En ese momento, ellos debían $90,000 por su casa.

 

Después de varias semanas, Mr. REALTOR®  (y su novia) regresaron a su casa con más papeles. El les dijo que había encontrado a un comprador para su casa y que era el momento de que ellos buscaran un nuevo hogar. Guadalupe me dijo que era como estar en un sueño… que ella no podía creer la rapidez con la que todo se estaba moviendo.

 

Aun cuando estaban tan emocionados, ellos le explicaron a Mr. REALTOR® que ellos no podían pagar más de $1200 al mes. El inmediatamente los llevo a ver casas nuevas. Ellos se enamoraron de una de las casas la cual escogieron, y firmaron más papeles. ( en ningún momento Mr. REALTOR® explico lo que ellos estaban firmando, que solo confiaran en el… que él estaba trabajando en su favor y que él se encargaría de todo.)

 

Dentro del siguiente mes, Mr. REALTOR® los visitaba en su casa una vez por semana… preguntándoles por diferentes cosas… trayendo documentos, uno tras otro que necesitaban ser firmados. El les explico que se estaba haciendo cargo de él préstamo… que estaba manejando todo en su favor. El les dijo que su préstamo era muy difícil, pero que el sabia que hacer. Sin ninguna duda, ellos confiaron en el.

 

Después de un mes, Mr. REALTOR® les dijo que ellos necesitaban obtener una línea de crédito pór $ 30,000 y abrir una cuenta especial, usando su casa como aval…para mostrar al banco (el que estaba haciendo el préstamo en su nuevo hogar) que ellos tenían suficiente dinero para comprar la casa. El les dijo que la deuda seria pagada una vez que ellos vendieran su casa. De nuevo… él les aseguro que él estaba trabajando para ellos… que esta era la única manera de obtener su nuevo hogar. El les mostro mas documentos, y ellos los firmaron.

 

Aproximadamente un mes después… Mr. REALTOR® les llamo y anuncio que era el momento de firmar los documentos finales… que su préstamo había sido aprobado. El les pidió que se reunieran en la nueva casa… que tomaría un par de minutos. Cuando ellos llegaron, Mr. REALTOR® de nuevo, tenía otro montón de documentos esperando ser firmados. Sin un abogado presente… sin ningún representante de cierre… sin alguna explicación… él les dio cada documento y donde tenían que firmar. Ellos hicieron lo que se les pidió… hasta que llegaron a un documento que mostraba que la cantidad de su pago mensual seria de $1758.

 

Cuando Guadalupe y su esposo le recordaron a Mr. REALTOR® que él les había prometido que su pago no excedería $1200, el les dijo que él no tenia control sobre el pago… que el banco había cargado mas, ya que su crédito no era muy bueno. Ellos se disculparon con Mr. REALTOR® ya que ellos no podían continuar con la compra… y no podían pagar $1758 al mes. Fue entonces cuando Mr. REALTOR® se puso furioso con ellos y les dijo que no tenían opción… que si ellos no seguían… el constructor los llevaría a corte… que los forzaría a comprar la casa de todas maneras. Inseguros… ellos firmaron los documentos. Al siguiente día ellos se movieron a su nueva casa. Con lagrimas en el rostro, Guadalupe me dijo , “Elizabeth… nunca me sentí en casa, por que tenía el temor de que la perderíamos algún día.”

 

[Nota: cuando recibieron su primer recibo de pago, descubrieron que el pago total del préstamo era $2100… no $1758… y definitivamente no $1200. Tambien seguían recibiendo peticiones de pago por los $30,000, los cuales deberían haber sido pagados cuando “vendieron” su primer casa.]

 

Despues de cinco meses de haberse movido a la casa de sus sueños, Guadalupe recibió una carta del banco que tenía el préstamo en su casa anterior…explicando que su pago estaba atrasado (en la casa que ya habían vendido). Ella llamo al banco y les explico que la casa ya había sido vendida y que ellos tenían una nueva casa. El banco le dijo que el préstamo seguía en su nombre. Inmediatamente ella llamo a Mr. REALTOR® para preguntarle que la ayudara a explicar la situación al banco. Pero el nunca regresó la llamada.

 

De pura curiosidad, ella decidió manejar a su casa anterior. Los nuevos dueños estaban en casa, y ella decidió hablar con ellos acerca de las carta que había recibido de parte del banco. (Ellos también eran hispanos, lo cual hizo la comunicación mas efectiva.) Lo que ellos tenían que decir, la dejó paralizada y confundida.

 

Ellos le dijeron que estaban atrasados en su pago mensual de $2,500 que le pagaban a Mr. REALTOR®! Ellos le dijeron que lo habían conocido a las afueras de un centro hispano (les  suena familiar?)… que él estaba ayudando a familias que no podían obtener un préstamo comprar una casa. Antes de haber tomado posesión de la casa, ellos le dijeron haber dado a Mr. REALTOR® un deposito de $5750 (en efectivo)…y $2500 cada mes, todos los pagos tenían que ser dirigidos a Mr. REALTOR®. 

 

Ahora…lo que te voy a decir te va a impactar y dejar con la boca abierta… al igual que a mí. Después de contratar a un abogado para que viera su documentación, Guadalupe supo lo siguiente:

 

1.  Su casa anterior jamás fue vendida. Ellos firmaron el título… nombrando a Mr. REALTOR®  como el nuevo propietario. (la copia de ellos estaba en blanco)

2.  Su préstamo original seguía en su nombre… al igual que los $30,000 del segundo préstamo.

3.  Con los $30,000 del segundo préstamo, Mr. REALTOR® bajo el nombre del esposo de Guadalupe. El estuvo haciendo los pagos mensuales desde esa cuenta, hasta que se quedara sin fondos.

4.  Mr. REALTOR®, bajo contrato verbal con la familia hispana, les rento la casa con opción de compra. El accedió en venderles la casa por $135,000. Ellos le habían pagado $5750 de enganche y habían estado pagando $2500 mensuales, en efectivo… el se quedaba con todo el dinero.

5.  El banco habia iniciado el proceso de foreclosure en la primer casa.

  

Por si no fuera poco:

 

1.  Al no poder seguir con los pagos mensuales, la familia hispana se salió de la casa. Por lo tanto Guadalupe ahora tenía dos préstamos que pagar… pero solo una casa. (la primer casa legalmente pertenecía a Mr. REALTOR® )

2.  Mr. REALTOR® movió su oficina y jamás regreso una sola llamada de Guadalupe.

3.  El abogado que consultaron quería $5000 de entrada para tomar su caso. Ellos no tenían $500 mucho menos $5000.

4.  Guadalupe no tenía a quien recurrir por ayuda, y ella se sentía tonta y desamparada.

  

Si estás enojado… realmente enojado en este momento… entonces tienes una idea de como me sentí en ese momento cuando escuche su historia. Estaba FURIOSA!!! Como alguien… especialmente un REALTOR®… haría algo como esto a una familia? Y aun mas importante, porque nadien les brindo ayuda? Ella pidió ayuda a todos… incluyendo al agente que les ayudo a comprar la primer casa. El agente le dijo, “Me hubieras llamado cuando pensaste en vender, en vez de contratar al otro agente. Lo que te paso es tu culpa. Llamame cuando quieras comprar o vender… de otra manera… no te puedo ayudar.”

 

Inmediatamente, llame a La Comisión de Bienes Raíces en Norte Carolina.  Les explique lo que Guadalupe había compartido conmigo, y les pregunte que mandara a un investigador lo mas pronto posible. Unos días después, un investigador se reunió conmigo y Guadalupe en mi oficina. Yo traducía al momento que Guadalupe le contaba toda la historia. Cuando ella termino, el investigador nos dijo que él estaba comprometido a asegurarse que Mr. REALTOR® jamás pudiera practicar bienes raíces en NC.

 

El investigador mantuvo su promesa, y elaboro un fuerte caso en contra de Mr. REALTOR®. Siguiendo cada aspecto de la historia de Guadalupe, el investigador pudo encontrar cinco mas casos similares envolviendo a Mr.  REALTOR®. La Comisión de  Bienes Raíces revoco su licencia y recomendó que el fuera juzgado en la corte federal. Ahí, el fue forzado a dar la casa de regreso a Guadalupe y su esposo. Y pagarles $7000 en daños.

 

Irónicamente, mientras Mr. REALTOR® esperaba su dia en la corte federal, el obtuvo su lecencia de prestamista (loan officer). Se caso con su novia y ella obtuvo su licencia de REALTOR®. En unos cuantos meses, ellos estaban trabajando como equipo, abrieron su compañía de bienes raíces… con un kiosco en medio de un centro comercial, en su mayoría hispano.

 

Los presentimientos de Guadalupe de perder su nueva casa se convirtieron en realidad después de ocho meses. Afortunadamente ellos pudieron vender su casa y salir a mano. Desafortunadamente, perdieron la primer casa. Aun cuando habían ganado la casa de regreso en batalla legal, era muy tarde para detener el preceso de foreclosure. Tambien se vieron forzados a la banca rota, ya que no podían pagar los $30,000 de regreso. Al final, se quedaron sin casa. Lo que es peor, habían perdido la esperanza.

 

Han pasado años desde que hable con Guadalupe. He intentado llamar un par de veces, pero su teléfono esta desconectado. Pero aun si nunca hablara con Guadalupe de nuevo, ella siempre será parte de mi vida. Su historia me empuja cada día a mejor los servicios que se ofrecen a la comunidad hispana… para todos mis clientes. Cada vez que tengo la bendición de ayudar a una familia a alcanzar el sueño de comprar su propia casa, se que estoy también previniendo que una familia mas sea víctima de predadores sin escrúpulos y sin corazón.  Por eso, hago lo que hago!

Durham County, North Carolina – 2008 Third Quarter Residential Real Estate Sales Report -- Your Real Estate Questions Answered (Part One)

 

This is Part One of a series of 2008 third quarter market reports that details the performance of the residential real estate market in Durham County, NC. The data was obtained from the Triangle MLS and is used with permission. Here are the answers to your most important questions pertaining to market performance:

 

Is anyone looking at Durham County housing?

There were 4,525 showings as logged through the CSS system during September of 2008. This is a 30% decrease compared to 9/07 showings.

 

What is happening with inventory?

Overall inventory decreased 6%; re-sale inventory decreased 2% and new home inventory decreased 8% compared to inventory levels at the end of 3Q/07. The average days on market for the active listings is 110, as compared to the 99 day average at the end of 3Q/07. The number of sellers who have dropped list price from original list price has increased to 918 from 789 at the end of 3Q/07.

 

Are more choices producing more contracts?

The answer is still a resounding no. Contract pending levels for the county were off 21% compared to 3Q/07. This mirrors the trend seen in other counties in the Triangle. TMLS contract pending sales for the quarter were off 26.5%.

 

What is happening with closed sales?

There were 960 closings posted during the quarter, a decrease of 26% compared to 3Q/07. Overall TMLS closings were down 33%. Durham re-sale closings were off 26% and new home closings were off 40%.

 

How long is it taking for homes to sell?

The average days on market for homes that closed during the quarter has been 81 days. The average at the end of 3Q/07 was 79 days. The average days on market for resale homes was 77, and the average for new homes was 103.

The overall TMLS average has been 88 days.

 

How does the current supply compare with other areas in the Triangle?

The current supply for all housing located within the county is 7 months. The current supply at the end of 3Q/07 was 5 months. The current supply of housing located in the four main counties of Durham, Orange, Johnston and Wake is 8 months.

 

Give me some numbers

The average list price is $246,800, an increase of 1% compared to the average at the end of 3Q/07. The average sold price was $195,500, flat compared to 3Q/07.

 

Are house prices appreciating?

Yes they are! The average percent per year gain for resale housing located within the county has been 3.11%. The average for housing located in the South Atlantic region of the United States has been –1.2% and the United States average has been –4.8%.

is coming to an end in just a few days. Being the health freak that I am…I just could not let it end without posting my top 7 health tips to naturally prevent breast cancer.


I am not a physician, but I have done a lot of research into natural cures. I truly believe in the benefits of nutrition and healthful living to prevent most illness. Elizabeth’s Top 7 Health Secrets for NATURAL Prevention:

 

 

OLIVE OIL:  Did you know that the breast cancer rates are much lower in Spain, Greece and Italy…countries where olive oil is used predominantly. A new study found that the main monounsaturated fat in olive oil wipes out a gene that causes breast cancer.

 

VITAMIN D:  A recent study by the American Society of Clinical Oncology revealed that women who are diagnosed with breast cancer and have a vitamin D deficiency are 94% more likely to have a cancer that spreads. However, having a sufficient level of vitamin D in your bloodstream helps to ward off the disease…to the extent that women with high levels of vitamin D are 50% less likely to develop breast cancer. Vitamin D produces a change in breast cancer cells that slows their growth and causes them to die.

 

BLUEBERRIES, CRANBERRIES and PEANUTS:  All of these foods are loaded with resveratrol, an antioxidant that de-activates estrogen. A study by The University of Nebraska Medical Center suggests that eating resveratrol-rich foods daily prevents DNA changes in cells that lead to breast cancer.

 

TEA:  Green, black, white, oolong and even decaffeinated teas contain EGCG…a cancer-fighting compound that has been determined to shrink tumors. EGCG reduces the number of blood vessels within a tumor…preventing it from growing. DRINK UP!

 

ORANGE, YELLOW & RED VEGETABLES:  Your mother always told you to eat your veggies, and you know that mother is always right! Bright-colored vegetables contain powerful antioxidants called carotenoids. A New York University study found that women who have high levels of carotenoids are half as likely to develop breast cancer. According to John La Puma, “Carotenoids wash away oxidation - a sort of rust that builds up on cells - helping them stay in shape so breast cancer is less likely to occur.”

 

EXERCISE:  Get your body moving for at least 30 minutes a week. Take a walk, ride a bike or just work in your garden. Do something you enjoy. Even a small amount of physical exercise helps to keep estrogen in check. Some studies conclude that as little as 30 minutes of exercise per week can slash your risk of breast cancer by 50%! GET MOVING!

 

DON’T TAKE ANTIBIOTICS:  Unless you absolutely need them…don’t take antibiotics! According to the Journal of the American Medical Association, the fewer antibiotics you take…the lower your risk of developing breast cancer. There are natural alternatives…such as grapefruit seed extract. I have personally not taken antibiotics in many years.

The principle of SOWING and REAPING: MY TRUMP CARD for this troubled real estate market!

If you are like most of the real estate professionals I know…2008 has probably been the most difficult year of your career. Top-producing REALTORS® and loan officers…who easily earned six figures a few years ago…are struggling to keep food on their tables. Many are even losing their homes to foreclosure.


In August of this year, I personally felt the biggest impact that I’ve experienced thus far. Like the eerie calm before a violent storm…everything just stopped. There were no phone calls and no showings on my listings. Business wasn’t slow…it was dead!

 

Being the eternal optimist…I took a deep breath, said a prayer and switched into hyper-rainmaker mode…but not even a cloud appeared. I did everything that has always worked before, but the phone did not ring. September came then went…and the drought continued. There were days when there would be a few drops of rain…a few new leads that seemed promising…but they went away as fast as they came. By the first week of October, I was beginning to wonder if the drought would ever end. I was doing everything I know how to do, but nothing was working.

 

Finally, on October 14th, I faced the reality that I can do ALL the right things…ALL the things that have ALWAYS worked…but ultimately…I am powerless to change the situation. I have a favorite quote, “In acceptance lieth peace.” After months of struggling and fighting, I accepted the truth and found my peace.

 

 

 

 

 

This is NOT the end of the story!!

The BEST is yet to come!

 

This past Monday morning, I awoke extra early…with a strong sense of anticipation. With still sleepy eyes, I opened my email and immediately saw a name I had not seen in several years. His email read:

“Ms. Nieves, I spoke with you several years ago about buying a home. I was not ready then, but I am serious now. Where do we start?”

 

While I was responding to his email, I received another email from a group who is interested in a commercial property I have listed. I had shown them properties in February of 2008, but they had decided to wait. Now…they are seriously considering purchasing my listing. Within the hour, I received yet another email from a past client…indicating that he was ready to move forward with the purchase of a new home. Before 10:00 am, I had three serious leads…all people with whom I had connected sometime in the past.

 

On Wednesday, I received a phone call from an agent…indicating that she was going to fax an offer for one of my listings. Later that afternoon, I opened my email and found not ONE…but TWO offers…on the same listing. We are now under contract to close on November 20th! (There is much more to this story that I will share in a ‘members only’ post at another time.)

 

Thursday morning, I received a phone call from a friend and client who had been under contract to close in July of 2008. We were forced to terminate the contract because his funding (through a special program for first-time home buyers) was not available in time. When he called me, he indicated that he had been notified that his funding was approved and available. We are now renegotiating the contract for the same home he was under contract to buy previously. If our offer is accepted (which looks promising), we will close within three weeks.

 

First thing Friday morning, I received a call from a previous client who purchased a large home in 2005. He is ready to sell that home and buy another one. I will meet with him next week to officially place his home on the market. It is a beautiful home in a lovely area. I expect it to sell quickly.

 

You may be saying to yourself, “MAN…Elizabeth Nieves was really lucky this week!”

Well, my friend, luck had nothing to do with it!

 

Let me ask you a simple question…

If a farmer prepares, plows and plants good seed in his field…then gives his field just the right amount of water…is it luck when his field is overflowing with a bountiful crop?

Of course not! His crop is the result of his investment of time, energy and care.

 

In the same manner, the emails and phone calls this week...from my previous clients...were the result of planting good seeds (respect, attentiveness, responsiveness, integrity, excellent service, professionalism, etc.) and investing time and energy to care for those seeds. I am reaping the harvest of seeds that have been growing in fertile soil…seeds that have now fully matured and are producing a plentiful crop.

 

Have you ever noticed that the Bible is filled with truth that is applicable to every situation…even real estate?

A man (REALTOR®) reaps what he sows. The one who sows to please his sinful nature, from that nature will reap destruction; the one who sows to please the Spirit, from the Spirit will reap eternal life. Let us not become weary in doing good, for at the proper time we will reap a harvest if we do not give up. Therefore, as we have opportunity, let us do good to all people, especially to those who belong to the family of believers.

Food Lion Hunger Relief Day at the NC State Fair (Over 160,000 pounds of canned foods donated to the Food Bank of Central and Eastern North Carolina!)

 

On Thursday, October 23rd, Food Lion sponsored its fifth annual ‘Hunger Relief Day at the Fair’...one of the state’s largest one-day canned food drives. On this special day each year, fairgoers can bring four cans of food and enter the event admission free. In the thirteen year history of this food drive, over 2 million pounds of food has been donated by fairgoers.

 

 

The Food Bank of Central and Eastern North Carolina distributes the collected cans to needy people and hunger-relief agencies in a 34 county area surrounding Raleigh. They also make contributions to Second Harvest Food Banks in other regions…such as Fayetteville, Winston-Salem and Elizabeth City.

 

 

Many people look around at the poverty in this world and think to themselves…”I am just one person. What could I possibly do to make a difference?” Four little cans…JUST FOUR CANS OF FOOD…multiplied by the thousands of people who came to the fair on Thursday…became 160,000 pounds of food.

Durham's first hospital is home to The North Carolina School of Science and Mathematics

 

 

 

The Watts Hospital...which opened its doors in 1895...was the first hospital in Durham, NC. The land was donated  by George Watts with an endowment of $50,000.

 

By 1908, the private, 22-bed facility was no longer sufficient to serve the growing Durham community. A new, larger facility was built on the 25 acre site at the intersection of Club Boulevard and Broad Street. The Watts Hospital became public in 1953 and continued to serve Durham's citizens until it closed in 1976.

 

 

In 1980, The abandoned Watts  Hospital became the home of The North Carolina School of Science and Math..."a public, residential high school where students study a specialized curriculum emphasizing science and mathematics." It was the first school of its kind.
